What sets my house apart?How many times have you heard someone advise to ‘put out the fresh flowers and brew some coffee?’  Or maybe you have been told that your property will sell with some small improvements?

Sellers have a mind-boggling task trying to decide which improvement is going to benefit them the most in their home sale. Should I rebuild the Kitchen, the bathrooms or renovate the yard? Everybody, including most agents, will recommend many ways to improve the property at your cost!

What sets my house apart?Agents fall for the same trap. After being invited into the property to view, they start to advise on improvements, even simple ones like re-painting walls or polishing floors.

So What’s the Secret? What would clients prefer to see than renovated kitchens or bathrooms?

Clients may have a list of requirements when they intend to inspect property. Some have requirements such as the number of bedrooms, bathrooms or car spaces. It may be that they require a pool, views, aspect or other considerations, however, all this goes out the window when confronted with the reality of viewing properties for the first time.

When selling a property you must place yourself in the purchasers shoes. How do they feel when first viewing the property from the street? What feelings or emotions are they likely to have and how does this affect their judgement?

What sets your house apart?Some potential purchasers walk into a home, look at a kitchen in poor condition and exclaim: ‘this house has a terrible kitchen, I could never live here’,  while others may say ‘The kitchen is in poor condition, I could have a new kitchen installed’.

Sure the client have certain requirements and expectations, but what is it that gets them to walk through the front door with the right attitude in the first place? (it’s not the kitchen!)

Maybe the neighbors windows look straight into the home, maybe you feel like you are being watched no matter where you are in the house.

2. Security.

3. Street Appeal

Sure clients want come into the office and ask for a 3 bedroom 2 bathroom home with a garage but when they are considering which homes to view, it’s the street appeal of the property that gets them through the front door.

You can’t sell a home if you can’t get the clients in the door to inspect it!!!

So what would I do? Firstly, adding privacy screens and raising fence heights in selected areas to increase privacy. If overlooked from above it is best to add a pergola or outdoor covered space. If your fences are at a maximum height as allowed by the state fencing codes add a natural hedge plant or wire and vines to increase your privacy. Privacy is the number 1 reason people feel uncomfortable in a new property.
